Check out the following information about Mason, Ohio, plus articles and videos about wood rot repair on this page to learn more.

Three Important Questions Before Beginning a Wood Rot Repair

  1. Is there any animal or insect intrusion? Animal damage, carpenter ants or termites responsible for damaging the wood must be eliminated before any wood rot repair begins.  Contact a wildlife removal specialist or exterminator before hiring a home repair company to perform the wood rot repair.
  2. Can you feel or see any dampness? Water intrusion is often the primary cause of the wood rot.  Any information you can provide to your wood rot repair professional as to the potential source of water is invaluable in properly diagnosing the cause of the wood rot.
  3. Is the wood rot cosmetic or structural? Cosmetic rot in trim, soffits, or siding is certainly unsightly, but does not necessarily pose any immediate concern to the safety of the home.  Whereas wood rot in any structural framing like bandboards, sill plates, deck structures, etc. can cause additional damage to the home and potentially jeopardize the safety of those living within.

Our thoughts on dry rot repair work in Mason, OH

“Mason, Ohio homes require an above-average amount of maintenance and repair primarily due to the type of construction and age.  While counter-intuitive, the newer, single-family homes require far more exterior repair than older homes.

Over 85% of the homes in Mason were built after 1970, when more temporary exterior building materials were used.  These materials, like vinyl and composite wood siding, have a limited lifespan and are prone to water damage when compared to the traditional brick exteriors of most older Ohio homes.  In addition, due to the upper-income demographics and planned-subdivisions heavily dominating Mason, Ohio neighborhoods, many of these homes are 2 stories, with more complex architectural roof and soffit lines—making them more prone to water damage.

Hence, these will begin to show signs of wood rot and water intrusion in as early as 8 to 10 years after they are built.  Similarly, window sills, trim, fascia and other exterior components are typically low-grade wood, which means they can rot quickly unless frequently caulked and painted. Sometimes we discover wood rot when performing Christmas lights installation and set up that repair project for the Spring.

Many of the modern building techniques governing the installations of windows and doors in the 1970s and beyond has led to water intrusion.  Combined with the common practice of installing vinyl siding without house wrap installed over the exterior wood sheathing first has led to massive amounts of water intrusion.  (House wrap later became mandated in the building code as vinyl siding is not impervious to wind-driven rain.)  Hence, poor installation of windows and doors combined with defective siding installation has led to significant wood rot to wall sheathing, framing, floor joists and subfloors in homes of this type and era.” - Don Kennedy, Owner, Promaster Handyman & Home Repair.
